RENTAL MANAGEMENT POLICY ANNA MARIA
GULF COAST RENTALS
For new rental reservation contracts
dated from July 1, 2010
Agency: Guest, by this document, is given notice that Anna
Maria Gulf Coast Rentals is agent for the Owner and is being compensated as
such by the Owner. Guest acknowledges that this written notice was given, and
is understood, prior to signing Rental Agreement, in compliance with all
Florida Statues. Receipt of initial payment from guest to AMGCR constitutes
acceptance of all terms and conditions.
Reservation Deposits: A minimum of 25% of the rental fee plus the
non-refundable administrative fee is required to secure and confirm a
reservation. Interest earned in such accounts as a result of security deposits
and advanced rent shall be paid to the agent as compensation for the
performance of this agreement.
Rent: All rental fees are due 45 DAYS PRIOR TO ARRIVAL, payable
by check, money order, or cash.
Tax: Rentals of six months or less are subject to Florida
Sales Tax and Manatee County Resort Tax.
Optional Travel Insurance: We provide the option of CSA Travel Protection Plan
for U.S., Canadian, and UK residents. Travel Insurance is non-taxable
and non-refundable. If eligible, CSA Travel Protection Plan is
automatically added to your invoice. The plan is effective on the day of your
initial payment is received.
Cancellation: All notifications of cancellation must be in writing
to AMGCR. Cancel 90 days or more prior to the arrival date and the advance
deposit will be returned less the $150.00
cancellation fee. Cancellation between 31 and 89 days prior to the arrival
date will result in the forfeiture of the 25% advance
deposit plus $150.00 cancellation fee. No refunds will be given for
cancellations within 30 days of the arrival date. If we are able to re-book
the property for the same amount and terms during the reserved dates then
advance payments will be returned, less the $150.00 cancellation fee. To protect your reservation
against the loss of payments, travel insurance is strongly recommended. Where
travel insurance has been purchased, refunds may be obtained from CSA Travel
Insurance Plan and are subject to their policies and conditions. If no travel
insurance has been purchased, refunds will be subject to AMGCR cancellation
policy. The departure clean fee is refundable until time of possession of the
property. The administrative fee is non-refundable.
Refunds: NO REFUNDS will be made due to inclement weather,
early departure, no shows, or mechanical failures.
Damage/Security Deposit: At time of check-in all guests will be
required to provide a Visa, Master Card, or American Express and drivers
license of the person named on the rental reservation form. AMGCR
will keep a photocopy of drivers license and imprint of credit card on file.
Any damages, excessive cleaning charges, long distance telephone charges and
outstanding or excessive use of utilities will be charged to the Guests credit
card or deducted from this deposit. A fee will be assessed if keys and/or
remotes are lost or not returned to AMGCR upon checkout. If applicable, this
deposit shall be returned, by mail, after a satisfactory inspection of the
rental property. Allow thirty (30) days for refund of this deposit.
Check-In: Upon arrival, pick up keys at ANNA MARIA GULF COAST
RENTALS. Check-in is after 3:00 P.M. unless otherwise arranged with
management. Please notify the Office if planning to arrive after 5:00 P.M.
Your keys will be left in the key box at the front office door. In some cases check-in
may be delayed due to circumstances beyond our control. Rate adjustments
cannot be made for late check-in or early departure.
Checkout: Check out is before 10:00 A.M. on day of scheduled
departure. In order to avoid charges against your security deposit all keys,
GDO remotes, etc. must be returned to AMGCR by checkout time.
Occupancy: Occupancy is limited to the number of people stated
on front of the Rental Agreement. Over occupancy can result in immediate
eviction without refund. A parent or legal guardian must accompany any
guest under 21 years of age. Reservations obtained under false pretenses will
cause forfeiture of all payments and guest will be asked to vacate the rental
property immediately.
Maintenance: In the event of equipment malfunction during your
stay, AMGCR will expedite repairs as quickly as possible. It may be necessary
to close swimming pools, tennis courts, and other amenities for maintenance
purposes. No refund or rent adjustment will be made for circumstances beyond our
control, malfunctions or loss of use of equipment or amenities.
Housekeeping: Please inspect accommodation as soon as you arrive to
the property and report any housekeeping concerns to AMGCR immediately.
Accommodations are to be maintained in a neat and clean condition. It is
understood that last minute bed and bath linens may be left for housekeeping
upon departure. For your convenience, an initial supply of bath soap and
toilet paper will be provided. Additional supplies of these items as well as
paper products, laundry and dish soap are the responsibility of the guest.
Your rental property will be cleaned prior to your arrival and upon departure.
Daily maid service in not included.
Entering the Premises: Guest agrees to allow AMGCR staff, vendors, and
contractors/subcontractors to access the rental property to make repairs,
improvements, care for or manage the property. A licensed pest control
contractor may enter rental property to perform routine pest control.
Amenities: Amenities include air-conditioning/heat, fully
equipped kitchen with cookware and utensils, microwave, coffee maker, blender
and toaster. Also provided are bed linens, bath towels, iron, ironing board,
cable TV and telephone with free local calls. Most properties offer
washer/dryers and dishwashers. Many of our properties offer Internet service
as a convenience to our guests, however, this service cannot be guaranteed and
no refunds will be offered if you are unable to take advantage of this
service. We cannot guarantee your rental property will have BBQs, beach
equipment or beach towels. Our rental properties are individually owned and
each reflects the owners personal taste. While every effort is made to
provide the most current information and photos, please note furnishings,
dcor, and amenities may be changed without notification.
Telephone: Properties are provided with a telephone for guest
use. Local calls are free. Some rentals properties allow free long distance
calls in the USA, Canada, and Puerto Rico while others require long distance
calls to be charged to Guests home, calling card, or credit card. Please
contact AMGCR to find out if your unit offers free long distance service. A
$20.00 minimum fee will be charged to Guest if any long distance calls are
charged to the unit phone.
Private Homes with Pools: Private homes with pools have weekly maintenance
carried out by a qualified and licensed pool company. Due to the tropical
nature of our Island it is not unusual to find unexpected debris in the pool
falling from trees & surrounding vegetation, especially when there is a
breeze or rain showers. If you wish to arrange for additional pool service,
this can be scheduled with the pool company for a $30 cash payment due from
guest at time additional pool service is completed. 80 is the highest heat temperature setting. During the winter months
pool temperatures will probably stay around 75. If several
cold days occur, water temperatures will drop and may stay cooler longer. Pool
heaters will not operate and will automatically shut down if outside
temperatures get too cold (below 60). There will be
days when the weather conditions will not allow pool heaters to accommodate
swimming and temperature recovery times will vary. While we take every precaution
to ensure that pools are heated as specified, weather conditions may affect the
temperature of the pool and spa. Outdoor spas are not hot tubs. Spa
temperatures are set at the same temperature as the pool. AMGCR is not
responsible for pool/spa closures or malfunctions. No credit, discount and/or
rate adjustments can be granted for circumstances beyond our control. Pool
heaters are locked. TAMPERING WITH POOL EQUIPMENT WILL RESULT IN AN
ADDITIONAL SECURITY DEPOSIT CHARGE.
Use of Property: AMGCR cannot guarantee quiet use or enjoyment of
rental properties due to noise from other persons, neighboring properties,
construction, maintenance, etc. No rate adjustments will be made resulting
from circumstances outside of the rental property.
Radon Gas: Radon Gas is a naturally occurring radioactive gas
that, when accumulated in a building in sufficient quantities may present
health risks to persons who are exposed to it over time. Levels that exceed
Federal and State guidelines have been found in buildings in Florida.
Additional information regarding Radon Gas and Radon testing may be obtained
from Manatee County Health unit.
Substitution of
Accommodations: AMGCR reserves the
right to relocate a guest to an alternate property of similar quality, for
whatever reason.
Properties listed for
sale: Should a property be listed for
sale, guest agrees subject to reasonable notice to allow property to be shown
to prospective buyers by Realtors.
Risk of Loss: Landlord shall not be liable for any loss by reasons
of theft or otherwise to the contents, belongings and personal effects of the
Tenant, or Tenants family, agents, employees, guests or visitors located in or
about the premises or for damage or injury to Tenant, Tenants family, agents,
employees, guests or visitors. Landlord shall not be liable if Tenant,
Tenants family, agents, employees, guests or visitors, causes such damage,
theft or loss. Nothing contained in the provision shall relieve Tenant for
responsibility for loss, damage or injury caused by his/her own negligence or
willful conduct.

Violation of these
policies will result in a $500.00 charge against your security deposit
ABSOLUTELY NO PARTIES OR LARGE GATHERINGS
